How long should you give a bank to respond to offer?

We have made on offer on a home that is in the process of foreclosure. The Selling agent ordered a HUD1 statement and supposedly submitted to the lenders. The property has a 1st and 2nd. How long should we reasonabley expect until the bank gets back to us/them. How do we know the selling agent really submitted the offer to the banks. It has already been 7 business days (not including sat & sun) offer is 17% below perceived market value.

What is the usual percentage someone will offer to buy your home as an investor?

I live in Texas and have been getting a lot of offers to buy my “ugly house” . What is the usual percentage of the market value do these type of companies usually offer. It seems to me they are low-balling pretty often and the offers they are making do not make sense to me.
Thanks for the obvious answers. I am wanting to know what percentage the average investor is looking at. I realize they are in it to make money but how low do they usually go.

How much will a home investor offer for our House?

My wife and I own our home and have a small second mortgage,(15,000).

We want to sell the house and move closer to work.
But the house is over 100 years old and is in need of work.

The current fair market value is about 70,000.

We have been recently getting a number of letters of interest on the property from investors (Homevestors is one).

The catch is the house is almost completely alone on the city block, with only one other house on the other end of the block.

The urban area where we live is seeing a large amount of revitalization,Including major develpoments only a few blocks away.

The city owns most of the property surrounding our lot, meaning we could be forced out later.

However we feel that the property, not the house itself, could be very valuable to redevelopment.

What kind of offer could we expect? What would you do?

Any help is appreciated.

Are there any ways to negotiate with bank AFTER the offer is accepted?

OK, a bank just accepted my offer, and that is nice. I was the only bidder who bid over the amount that bank offered.
Now, are there any tricks I can use to have the bank lower the price at this point? Anything I should look for in a house that I can use as an argument?
Any hidden ways like that at all?

Please only answer if you know something.
Sorry, I mean an offer for a bank-owned house.

Is a bank allowed to offer some services to some customers and not to others?

My bank offers some services to some customers, but doesn’t make it available for all (we pay the SAME rate). Is this allowed?

For a bank owned home, what percentage of list price will make a good offer price?

The home is in La Palma, orange county, california and the bank owning is not big. The home is listed at 589 k, comparable homes listed in the neihborhood are listed at 650k to 675k and there is another which is a short sale ( not bank owned) listed at 575k. My realtor suggested that 550k will be a fantastic deal but I am thinking to offer 510 – 520. I am ready to put down 80 -90 k.
