President Barack Obama has defended the American economy, claiming the US is still a triple A country. The markets there don’t seem to be in full agreement they’ve followed the rest of the global economy following Friday’s downgrade of American credit. The Dow Jones has lost more than 4 per cent . We all know that stocks gap up or down sometimes, but since there is minimal buying or selling while the market is closed what makes a stock close at $50.00 on thursday and open at $51.00 friday morning?
yes, Thank you for the answers, but these things only explain why there would be a rally after the open continuing where the stock left off the previous day, and it may shoot right up within seconds. I am talking about when the stocks’ actual open price is gapped up.
question for “common sense”. So what do the logistics of the gap look like. A stock doesn’t just magically know where to open. Is the gap a result of an overabundance of limit orders set for $3.00?


We are buying an investment property. With little to put down, what is the best way to finance the property?

We have a large amount of equity in our current house.
We have no bills other than the mortgage on our current house.

Is a home equity loan to get to the 20% down payment and then a conventional loan on the investment property itself the best way to go?

Or is it best to finance the investment property itself rather than using the equity in the primary residence. We could finance 100% of the loan purchase price or do a secondary mortgage to come up with a 20% down payment.

The owner is asking for 3.8 million for the apartment complex. He is willing to owner finance up to 1 million. It is a 131 unit complex.

Will creditors view my liabilities as too great if I take out a home equity loan on a currently-mortgaged to finance a down payment on a second house? Is it legally feasible, to begin with? or practical?
