How can I find a private real estate investor?

I have found a local real estate Yahoo Group I recently joined. I am just beginning in investing as a bird dog and have some leads I’m going to contact but I need investors to buy the property. What would you recommend I post on the Yahoo Group to find investors to work with and hopefully find a mentor?

  4. If you are looking for a longer term relationship with investors you will have to demonstrate that you can make money for them. Before you advertise for an investor you need to develope a business plan to show what your planning on buying,Info on your team (realtor,home inspector etc.) how the money is going to be made, when and how they are going to be paid , your expertise and part in the business, why they should invest in your market and you(show demographics of area and potential growth factors etc.). You will also have to develope a joint venture agreement laying out all the rules (who looks after property,does reno’s and handles the business end etc.). Lots of prep work to do to be professional and business like. Investors need information to make decissions to invest. Once you have everything together you can start to meet investors. Again be professional.
